Hale building fully let as fashion boutique and TV company move in

A retail and office building in the centre of Hale has been fully let.

The property has a retail frontage on the main street at 166 Ashley Road, with the offices accessed to the rear of the building at 3A Cecil Road.

Fashion retailer, The Edit Boutique, has taken the former Black Rose retail outlet, having stepped in when Spanish wine bar Evuna pulled out of negotiations with the landlord broke down.

The shop has taken a 10-year lease on the 708 sq ft of retail space on the ground floor and basement at a rental of £28,000 per annum.

Owner Penny Rawson said: “It’s such a pleasure to open in the centre of Hale. It’s great that local people are supporting their village and helping us to thrive.”

TV and film production company, Ground Break Productions, has taken the self-contained 590 sq ft of office accommodation on the first floor on a three-year lease at a rental of £11,000 per annum.

Michael Fraser, financial director of multi award winning Groundbreak Productions, said: “Due to consistent growth we decided to upscale our Manchester office to keep in line with our London operation and where better in the North West than Hale?

“The team love being near so many cafes and parks for idea-shaping sessions. It’s a fantastic location for creativity which is fundamental in making video and TV commercials.”

Daniel Lee, director, Regional Property Solutions, who manage the property and let it on behalf of the private pension landlord, said: “Both the leases on this building had expired which enabled us to let the units on the open market. The popularity of Hale sees very few retail units come on to the market and all the accommodation let very quickly with a significant uplift in rental stream.”
