Chester-based developer Blueoak Estates has lodged an application to change the use of Nelson House on Park Road from office to residential.

It wants to use the 30,000 sq ft space available to create a total of 55 apartments – 21 one-bed and 34 two-bed.

Nelson House, located on the banks of the Bridgewater Canal and close to Timperley Metrolink Station, is currently home to businesses including ClearDebt Ltd and Manor Financial Advice. Much of the space is currently unused.

The building already provides a total of 95 undercroft car parking spaces.

But local residents are not happy about the plans, with over 40 letters objecting to the application currently submitted to Trafford Council.

One local resident, Dr Anne Yarwood, said the plans would “overwhelm the local infrastructure” while Lisa Carci said there were “already enough apartments” on Park Road.

Many residents have also pointed to the impact on local schools, especially the already oversubscribed Park Road Academy.

Mrs Ashton, of Balmoral Drive, said: “There are far too many apartments on Park Road and the increase would also put pressure on the available school places at Park Road Academy. The road is a death trap as it is so extra traffic would be so very dangerous.”

Another, Sam Ozard, said the road was “already a nightmare for local residents”.

The application comes just weeks after Trafford approved a plan to convert Roberts House on Manchester Road into almost 100 apartments.
